Furnished rooms for rent in Toronto
Private furnished rooms in modern downtown high-rises — all-inclusive, transit-connected, and ready the day you arrive.
Toronto is Canada's largest city and its busiest student and young-professional market, which makes finding a good room on a normal budget genuinely hard. Sky Group Residence rents private furnished rooms inside modern high-rise condo apartments in and around the downtown core, so you get a doorman building, in-suite laundry and building amenities at a shared-living price.
Every room comes furnished and all-inclusive, with flexible lease terms built for study terms, co-op placements and new arrivals. Most of our Toronto buildings sit within a short walk of a subway station or a major streetcar line, so you can reach any downtown campus without a car.

Where you'll live in Toronto
Entertainment District & King West
Theatres, restaurants and nightlife on King Street, a short walk to the Financial District and well served by the King and Spadina streetcars.
Church–Wellesley Village
A lively, walkable downtown-east neighbourhood minutes from Toronto Metropolitan University and the Yonge subway line at Wellesley and College.
Bay Street Corridor & Discovery District
Between Queen's Park, the hospital row on University Avenue and UofT's St. George campus — the most practical base for students and healthcare workers.
CityPlace & Harbourfront
Modern lakefront towers south of the rail corridor near Rogers Centre, with quick walks to Union Station and the waterfront trail.
The Annex
Toronto's classic student neighbourhood just west of UofT, anchored by Spadina and Bathurst stations and Bloor Street's cafés and bookshops.
Liberty Village
A converted-industrial pocket popular with young professionals, connected by the King streetcar and Exhibition GO station.
Universities and colleges in Toronto
University of Toronto (St. George)
Downtown campus wrapped around Queen's Park — St. George and Queen's Park stations on Line 1 put most of downtown within a 15-minute ride.
Toronto Metropolitan University (TMU)
At Yonge and Dundas in the heart of downtown; Dundas station is on campus, so any room near Line 1 is effectively next door.
York University
In the city's northwest with its own York University station on Line 1 — roughly 40 minutes from downtown by subway.
George Brown College
St. James campus on King East and the Waterfront campus by the lake, both on frequent streetcar routes from the core.
OCAD University
On McCaul Street beside Grange Park; St Patrick station and the Dundas streetcar are steps away.
Seneca Polytechnic
Newnham campus in North York, reached via Line 1 to Finch plus a short bus ride; Seneca also teaches at York University's campus.
Humber Polytechnic
North and Lakeshore campuses in Etobicoke, linked to Line 2 at Kipling by the 927 and 945 express buses.
What to know about renting in Toronto
Compare what's actually included
Downtown room prices vary widely once you add utilities and internet. Our rooms are all-inclusive and quoted per 4 weeks — check the billing cadence when comparing against monthly ads.
Book ahead of the September and January rush
Rooms move fastest around the fall and winter intakes, and immediately-available rooms can go within days. If you're arriving for September, start looking 4–6 weeks out.
Prioritize the transit line, not the address
A room two minutes from a Line 1 station usually beats a nicer room a 20-minute bus ride away. PRESTO offers a discounted post-secondary TTC pass for full-time students.
Skip the car
Downtown parking is scarce and expensive, and most residents don't need one. If you do drive, ask about parking before booking — only some units include or offer it.
