1. Agreement to Terms

Welcome to Sky Group Residence. By accessing or using our website (skygroupresidence.com) and services, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, you are not authorized to access or use our services.

These Terms apply to all visitors, users, and others who access or use our services, including but not limited to prospective tenants, current tenants, landlords, and partners.

2. Our Services

Sky Group Residence provides student housing and flexible rental accommodation services in Toronto, Calgary, and other locations across Canada. Our services include:

• Co-living accommodation for students and young professionals
• Fully furnished rooms and apartments
• Booking and reservation services
• Property management services
• Customer support and maintenance services

3. Booking and Reservations

3.1 Booking Process

To book accommodation through Sky Group Residence, you must:

• Be at least 18 years of age
• Provide accurate and complete personal information
• Accept these Terms and Conditions
• Pay the required booking fees and deposits

3.2 Booking Confirmation

Your booking is confirmed only when you receive a written confirmation from Sky Group Residence via email. We reserve the right to refuse or cancel any booking at our discretion.

3.3 Pricing

All prices displayed on our website are in Canadian Dollars (CAD) and are subject to change without notice. The final price will be confirmed at the time of booking. Prices include utilities and internet unless otherwise specified.

4. Payment Terms

4.1 Payment Methods

We accept various payment methods including credit cards, debit cards, and bank transfers. All payments must be made in accordance with the payment schedule provided at the time of booking.

4.2 Deposits and Fees

• Booking Deposit: A non-refundable booking deposit is required to secure your reservation
• Key Deposit: A refundable key deposit is required before move-in
• Rent: Rent must be paid according to the agreed payment schedule (4 weeks / 28 days, monthly, etc.)

4.3 Late Payments

Late payment fees may apply if rent is not received by the due date. Continued non-payment may result in termination of your tenancy agreement.

6. Tenant Responsibilities

As a tenant, you agree to:

• Keep the property clean and in good condition
• Respect other residents and maintain quiet hours
• Report maintenance issues promptly
• Comply with all house rules and community guidelines
• Not engage in illegal activities on the property
• Not sublet or transfer your accommodation without written permission
• Allow access for inspections and maintenance with reasonable notice
• Pay all fees and charges on time

7. Prohibited Activities

The following activities are strictly prohibited:

• Smoking inside the property (unless in designated areas)
• Keeping pets without prior written approval
• Causing damage to property or belongings
• Disturbing other residents or neighbors
• Using the property for commercial purposes
• Hosting parties or large gatherings without permission
• Tampering with safety equipment (smoke detectors, fire extinguishers, etc.)

8. Liability and Insurance

8.1 Our Liability

Sky Group Residence is not liable for any loss, damage, or injury to persons or property, except where caused by our negligence or breach of statutory duty. We strongly recommend that all tenants obtain personal contents insurance.

8.2 Tenant Liability

Tenants are liable for any damage to the property or common areas caused by themselves or their guests. The cost of repairs may be deducted from the key deposit or charged separately.

9. Intellectual Property

All content on the Sky Group Residence website, including text, graphics, logos, images, videos, and software, is the property of Sky Group Residence and is protected by Canadian and international copyright laws. You may not reproduce, distribute, or create derivative works from any content without our express written permission.

10. Privacy and Data Protection

Your privacy is important to us. Please review our Privacy Policy to understand how we collect, use, and protect your personal information.

11. Termination

We reserve the right to terminate your tenancy or access to our services immediately if you:

• Breach these Terms and Conditions
• Fail to pay rent or other charges
• Engage in illegal or disruptive behavior
• Cause damage to property
• Violate community guidelines or house rules

12. Changes to Terms

Sky Group Residence reserves the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting to our website. Your continued use of our services after such changes constitutes acceptance of the modified Terms.

13. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of Ontario.

14. Dispute Resolution

In the event of any dispute arising from these Terms or your use of our services, we encourage you to contact us first to seek an amicable resolution. If the dispute cannot be resolved informally, it will be resolved through arbitration in accordance with Ontario law.

15. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
