Others are little more than a room listing with a nicer logo. If you are a young professional comparing co-living companies, the brand matters far less than the answers to a handful of practical questions.

1. What Exactly Is Included in the Price?
'All-inclusive' can mean very different things. Ask for the list in writing: furniture, heat, hydro, water, Wi-Fi, cleaning of shared areas, household supplies. Then ask what is optional and what it costs. A cheaper room with extra monthly bills can end up more expensive.
2. Is the Rent Per Month or Per 4 Weeks?
Some providers price per calendar month and others per 4 weeks, which means 13 payments a year instead of 12. Neither is wrong, but you need to compare like with like.
3. What Is the Minimum Stay, and Can I Extend?

4. What Do I Pay Before Move-In?
Ask for the full move-in amount as a single number, and which parts are refundable. Rules on what landlords can collect upfront differ between provinces, so a clear written breakdown protects you.
5. Will I Get a Written Agreement?
You should receive a written agreement that names the company, the room, the term and the rent before you pay. Read it before signing, and keep a copy.
6. Who Will I Be Living With?
Ask how many people share the apartment, how many bathrooms there are, and what kind of residents the home usually attracts, such as students, professionals or a mix. Shared house rules on guests, quiet hours and cleaning matter more day to day than any amenity.
7. How Are Maintenance and Problems Handled?
Something will break at some point. Ask how you report it, who responds, and how quickly. A provider with a clear maintenance request process and a real person you can reach is worth more than a rooftop lounge.
8. Can I See the Actual Room?
Ask for an in-person showing or a live video tour of the specific room you will rent, not a photo of a similar one. Reputable providers are happy to show you.
9. Where Is It, Really?
Map the commute to your office or campus at rush hour, and check the walk to the nearest subway or CTrain station. A slightly cheaper room an hour away can cost you more in time than it saves.
10. What Do Current Residents Say?
Read recent reviews, and look for patterns rather than single complaints. Pay attention to how the company responds to problems. That tells you how they will treat you.
